Hounslow Council in west London has approved a scheme by [Y/N] Studio for a pub and eight homes

The corner site at 495-497 Staines Road is currently occupied by a part-one-storey, part-two-storey pub, built in the 1930s, as well as car parking space and outdoor pub seating. The pub will be demolished to make way for the new scheme.

The proposed replacement will be part-four and part-five storey, with a replacement pub and outdoor pub space at ground floor as well as eight flats above. The flats will all be double or triple aspect, with five two-bedroom flats and three three-bedroom flats.

Each flat will have winter gardens, with access to a 64m2 communal garden at ground floor. The pub will be 160m2, with a 102m2 partially covered beer garden.

The pub façade will be green brick and feature a diagonal corner chamfer to create a covered entrance. The residential aspect of the building – including a ground-floor entrance – will, meanwhile, be red brick. Pitched roofs will feature solar panels and roof lights.

Planners at Hounslow Council approved the scheme using delegated powers, saying it would contribute to the borough’s housing supply and that the flats would ‘comfortably meet and exceed the internal space standards and each would provide a comfortable and functional layout’.

The scheme is being developed by Shetson Property Developments and construction is due to start onsite shortly.

The building’s form takes inspiration from the immediate context, combining the efficiency and density of a multistorey apartment building with the character and familiarity of a traditional pitched roof home.’

The resulting five-storey hybrid form allows 100 per cent of the apartments to be double or triple aspect and creates duplex penthouses with double-height living areas. The pitched roof form also creates additional roof area allowing more opportunities for both skylights and photovoltaic panels, improving environmental performance of the building.

The design aims to both visually and functionally separate the public house from the residences above. The residential entrance is an external ‘cut’ which creates a view into a communal garden for residents. The reprovided pub is signified by a diagonal corner chamfer which creates a generous covered entrance and more public frontage. A lightweight covering over the beer garden provides necessary visual and acoustic separation.

The proposed materiality is inspired by the 1930s building it replaces, with red and green hues recreated in brick and precast concrete panels respectively. The façade is arranged as a chequerboard of varying proportioned windows framing landscape views towards Hounslow Heath and portrait windows in bedroom areas. To the east, projecting windows restrict overlooking of neighbours and create internal seating areas.

Through careful integration of sustainable technology including photovoltaic panels and air source heat pumps the building will achieve an on-site carbon reduction of 53 per cent beyond building regulations. This is a substantial improvement on the 35 per cent requirement as stated in the London Plan.
